Staging your home for sale:
Putting your home up for sale is not always enough to get your home sold. Today’s buyers would like “bang for your buck” when deciding on buying a home.. Staging your home is a more used option than ever... Staging might often require a professional to help you select furniture or other things that will give your home a face lift however there is a cost associated with this option but it tends to pay off in the end and might either result in a higher price or a quick sale. Homeowners don’t always see what a buyer sees and therefore our team of professional’s will be honest at the first meeting if a staging is helpful to make the home sell. When staging a home is not needed we will let you know if certain things needs to be done whether moving furniture around or if actual repairs are needed. When buyer shows up to your house for a scheduled appointment or for an open house several rules will apply. We call it Vanessa’s hot tips:

- Curb appeal is all important. Make sure trees and shrubs are trimmed and fresh mulch applied to bedding. Fresh colorful flowers are welcome. Clean exterior front of house is important.
- Three is a crowd. If buyer engage in conversation make it brief and positive. Please leave home if possible while buyer is present since buyers like to express their pros or cons when touring home.
- Make sure home is tidy in all rooms. Make the beds in the morning. Remove dirty clothes. Toilet seats down. Clean kitchen with minimal clutter. Open blinds or curtains since buyers like natural light. Pool is blue and clean.
- Pictures and paintings can look good but personal pictures might be too much for buyer.
- Please put away since it might give buyer a “cloudy picture” of the house.
- A smell of home baked cookies might do the trick. This actual is proven as a valid selling trick especially if buyer is a qualified prospect.
- Furniture is good but too much furniture might make the room look smaller and cluttered.
- Golden rule: Less is more!
