Steps to buying your new home

Today almost 80% of buyers who contact an agent have already done their research online and ready to go find their new home. Unfortunately many online searches will not reveal if a home is currently under contract or already closed for that matter. That can often lead to a certain amount of frustration when a buyer set their eyes on that particular property. Research online is good but involving an agent right from the beginning avoids some of those potential headaches since the MLS system (Multiple Listing Service) used by agents is usually updated in a matter of hours so a potential property will not show available when in fact it is under contract. There are many other questions to be answered before the search process should begin. Below are a few suggestions in your buying process: |

- Most important... what is your budget to buy a new home?
- Set up an appointment with your bank or mortgage broker to get explained in detail what costs are associated with buying a home or contact your real estate agent first to get a mortgage broker referred.
- Contact your local real estate agent for an appointment.
- Real estate agent needs to know your budget and criteria such as location, number of bedrooms and bathrooms, pool, lake etc. Your agent will then give you a list of various properties in different areas and take you out to view selected properties scheduled beforehand.
- After many or maybe a few showings you have finally found your preferred home. You will then submit your offer and have your agent present it to seller or seller’s agent.
- Hopefully your offer was accepted and your closing process begins. You will need to do an inspection of the house to make sure no major repairs are needed.
- Come closing day a walkthrough inspection is done and thereafter you will sit down at your selected title company to sign paperwork and receive keys to your new home.
