Steps to Selling your Home:
When reading this you might already have made up your mind about selling your home either because you have been relocated, would like to downsize, buy a bigger home or your bank has informed you that you must sell. Whatever reason you have come to the right place to help you with just that. We are professionals that have been doing this for 10 years now and we love what we are doing. Selling your beloved home is a huge decision that needs equal attention to be successfully completed. Below are the steps that normally takes place when contacting us about selling your home:
- We will set up a meeting at your home to discuss what you are looking for in selling your home. We will take a close look at your home and discuss with you what needs to be done to prepare your home for sale (see: staging your home). Appearance at first glance is everything once potential buyer arrives at home. There might not be a second chance if buyer finds home unprepared to sell.
- If you have selected us as your realtor of choice to sell your home formal paperwork will need to be finalized at agreed terms in order for us to market your property either directly to buyers or other realtors who will then hopefully lead potential buyers to your home.
- As discussed in our initial meeting we will market your property as promised in various media and MLS (Multiple Listing Service) which is a database of all homes for sale primarily viewed by other realtors in area and some buyers.
- Hopefully after a short period of time an offer will be presented to us and we will then sit down with you to prepare a counter offer that will result in an agreed sales price and closing date. Often a counter offer can go forth and back several times before an agreement is in place and sometimes it is not meant to be.
- If a contract is executed buyer has a right to inspect your home within an agreed time frame to make sure no major repairs are needed. A maximum repair amount is usually agreed in the contract and if the repairs will exceed that amount buyer has the option to walk away and cancel contract.
- Hopefully closing day has arrived and both parties (buyer(s) and seller(s) ) will meet at the title company’s office to sign final papers.
